Some benefits for landlords

Monthly income

 

As an SA is rented on a nightly basis, your monthly income could be higher than an AST. Alternatively, for guaranteed income, you could allow a property investor to rent it from you and manage it as an SA, paying you the monthly rent (just as a tenant would), but without any fees and deductions. 

Regular inspections 

 

Inspections for properties with an AST in place are usually done one (maybe twice) a year. With an SA, the condition of the property is checked after every checkout. 

No arrears

 

Tenants could get behind with their rental payments, and asking them to vacant the property can be a long and costly process. With SA, guests pay before they check-in.

Lower risk

 

Guests will stay shorter periods of time at the property, which means the risk of problem occupants is lower. On top of that, as the property is regularly inspected, any potential issues can be quickly rectified, ensuring the property is maintained in its original condition and high quality.

While it's difficult to assess the level of cleanliness a tenant is maintaining the property at; with SA, a professional team will clean the property after every guest.
